Now, professional leases are divided into:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Leases concluded\u00a0<strong>before 28\/02\/2014<\/strong><\/li>\n\n\n\n<li>Leases concluded\u00a0<strong>after 28\/02\/2014<\/strong><\/li>\n<\/ul>\n\n\n\n<p>In all cases, the general provisions of the&nbsp;<strong>Civil Code<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Key Points of the New Commercial Leases:<\/h3>\n\n\n\n<p><strong>Duration of the Lease:<\/strong><br>It is freely determined by the parties. If not specified, it shall apply\u00a0<strong>mandatory three-year duration<\/strong>.<\/p>\n\n\n\n<p><strong>Amount of Rent:<\/strong><br>It shall be freely determined by the Parties and paid\u00a0<strong>compulsory interbanking<\/strong>.<\/p>\n\n\n\n<p><strong>Rent Adjustment (2025):<\/strong><br>Based on the\u00a0<strong>\u039d. 5079\/2023<\/strong>\u00a0(Article 57(5)), provides for\u00a0<strong>3% ceiling<\/strong>\u00a0for small and medium-sized properties (there are exceptions).<\/p>\n\n\n\n<p><strong>Stamp duty\/Digital transaction fee:<\/strong><br>3,6% on the agreed rent.<\/p>\n\n\n\n<p><strong>Termination or Cancellation of the Lease:<\/strong><br>It is done in writing and the lease is terminated\u00a0<strong>three (3) months<\/strong>\u00a0from the notification of the complaint.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What has been repealed<\/h2>\n\n\n\n<p>Law 4242\/2014&nbsp;<strong>Cancel<\/strong>&nbsp;several old provisions of the Decree 34\/1995, such as:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Complaint for appropriation or reconstruction<\/li>\n\n\n\n<li>Complaint for demolition of a crumbling building<\/li>\n\n\n\n<li>Compensation for intangible commercial value<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Why do you need legal support?<\/h2>\n\n\n\n<p>\u0397&nbsp;<strong>professional hiring<\/strong>&nbsp;is an important business agreement, which must safeguard the interests of both parties.
